Deciding which Tenant(s) to allow to live in your property is a huge task for any Landlord. Whether you are new to being a Landlord or have a great amount of experience, the problems that can be associated with choosing the wrong Tenant(s) will be the same.

How to choose the right Tenant(s)

There are no rules to follow when choosing Tenant(s) and all Landlords will be looking for slightly different qualities in their Tenant(s). However there are steps which can be taken to minimise the risk of taking on Tenants which turn out to cause problems, i.e. non-payment of rent, damage to property or cause a nuisance to neighbours.

1. Obtain a Tenant Application Form - this will give you basic details about the potential Tenant(s) which will allow you to determine instantly whether they are unsuitable. For example, you may choose not to accept pets and so any applicant with pets with automatically disregarded.

2. Meet with potential Tenants - this gives you a chance to get to know each other and allows you the option to follow up on any questions raised by the Tenant Application Form.

3. Obtain an Employer Reference and a Landlord Reference - references are an excellent way of gaining an understanding of the potential Tenant and so it is advisable that you do not take on any Tenant without references.

What should you look for in an Employer Reference?

The first observation you should make is whether the Employer confirms the applicants' information regarding the length of time they have been in employment, whether they are part-time/full-time and permanent/temporary. If any of these details are incorrect you may want to raise this with the Tenant before deciding on whether to accept or decline their application. If the potential Tenant is a part-time or temporary worker it will be necessary to determine whether they will be capable of paying the rent regularly.

You should then be looking for any positives the employer has attributed to the applicant as you can use these to decide whether the potential Tenant is suitable for your property.

Writing to an Employer to request a reference is a necessary but time consuming task. You can make things easier and save your time by downloading a template letter. The downloadable templates are available in Word format and so are fully customisable to suit your needs. Drafted by lettings experts, you will be sure to receive a reference that details the information you want to know about your potential Tenant(s).
