How to choose the right Tenant(s)

3. Obtain an Employer Reference and a Landlord Reference - references are an excellent way of gaining an understanding of the potential Tenant and so it is advisable that you do not take on any Tenant without references.

What should you look for in a Previous Landlord Reference?

You should first note whether all the information given by the applicant is confirmed by the previous Landlord. Any discrepancies in information should be addressed before an offer of tenancy is made.

If all information is confirmed to be correct then it is necessary to understand what the Tenant was like as a Tenant for the previous Landlord. Past behaviour is the best predictor of future behaviour and so if the potential Tenant did not always pay their rent on time, damaged the property or caused disturbances it is likely that they will repeat this behaviour. Alternatively, if the applicant was a model Tenant there is no reason to believe that this behaviour would not continue into a tenancy with you.
